OVERVIEW
We partnered with Related Midwest to pass the Affordable Housing Omnibus Bill (Affordable IL), introducing tax incentives for mixed-income developments. We crafted legislative language, engaged key stakeholders, and built coalition support to drive the bill’s approval.

The Challenge
Illinois faced a pressing need to create more affordable housing options while encouraging developers to invest in mixed-income buildings. A key hurdle was the lack of legislative incentives that could support such developments, leaving many communities without adequate affordable housing.
The Solution
We collaborated with Related Midwest to pass the Affordable Housing Omnibus Bill, also known as Affordable IL. This groundbreaking legislation introduced tax breaks for developers building mixed-income buildings, such as the 80/20 model.
The team worked on legislative language, presented proposals to key staff members, and collaborated with the affordable housing coalition to build consensus and drive the legislation through the approval process.
The Outcome
The Affordable Housing Omnibus Bill was successfully passed, equipping developers with a vital tool to build more affordable housing in Illinois. The legislation created a pathway for sustainable and inclusive housing developments that serve diverse communities across the state.
